The entitlement approvals for the development of the The Oasis Townhomes demanded a fresh and creative approach. JCSA identified the land parcel as being underdeveloped and undervalued in a town searching for development opportunities. JCSA then formulated a strategy to link the alley–bound parcel with an existing single family home, thereby allowing for development to be considered by the Village's Plan Commission and Board of Trustees.

The Approvals strategy as outlined by JCSA was a coordinated, multifaceted plan that proactively engaged all aspects of the approval process. From early neighborhood meetings, sessions with community stakeholders and discussions with policy makers, JCSA took the lead for the client in assuring a fair and expeditious approval process.

The development was unanimously approved by the Board of Trustees with Plan Commission member, Gail Moran, stating, “This development shows the exact creativity that the Plan Development Ordinance calls for.”
